What we check before a listing goes live

The portals publish what the seller types. This is the difference, and it is the whole reason to use an agency in Morocco.

Title
Certificat de propriete pulled at the Conservation Fonciere. No clear title, no listing.
Surface
Measured against the registered plan, not copied from the owner's estimate.
Co-ownership
Syndic accounts and arrears read before a price is agreed, so they cannot land on you.
Permit
Building permit and conformity checked, including any floor added after delivery.
Price
Tested against recently signed comparables rather than against other asking prices.
Availability
Held on a signed mandate, so it is still for sale when you travel to see it.

Costs on top of the purchase price

Standard for a titled residential apartment. Your notary confirms the exact figures, and rates move with each finance law.

How the purchase runs
